I’ve said it many times on my radio show that a lot of investors got burned all around the country because they relied on market appreciation to make money in real estate. Some of them in the beginning made money, but as the cycle went on, a lot of investors who bought properties with only small margins of profits got burned. Let the good times roll is a great motto, but that only lasts for a while. It seems many investors got away from core real estate investing principles and forgot what it is to be an intelligent real estate investor. Smart investors know you become a real estate millionaire when you buy properties in a down market and sell in a hot market. But don’t worry, I am going show you the real way to make money in this market.

REOs (bank-owned foreclosures) are at an all-time high, and banks can’t write off these bad loans fast enough, which means great deals for us. Some see this as the end of the world; I see it as one of the greatest opportunities of our time for great deals for those who TAKE ACTION NOW. The whiners and naysayers will sit this one out, and I guarantee you that they will be jealous of you in three years when you see the fruit of your success. The great thing about this meltdown is that it has weeded out the people who have no clue what they are doing, and it has taken the dreamers out of the game, leaving the great deals for us. Don’t forget interest rates are still at an all-time low, which makes it an even better time for us to buy.
Here’s a secret, my friends: The banks toward the end of fourth quarter (end of the year) are going to want to dump a lot of their bad debt and properties so they can write them off in order to impress investors in the first quarter of 2009. Some of my best deals have always been at the end of the year because the banks are very motivated to get as much write-off as possible because it will be expected that they will take a big loss. This strategy is not only good for the stock of these banks, but it also instills confidence among shareholders and the market. I will teach you many of my secrets and my reasoning at the event.

The subprime meltdown has hurt all types of lending, not only real estate. College funds and student loans have been affected. The lending game has changed, and unless you change with it and start making a move, paying for your kids’ college could become 10 times harder.
Just imagine how a couple of good deals could pay for your kids’ entire college education. Give your kids every opportunity possible to attend the best universities. How much pressure will you take off yourself and your family? Give your family the life and education they deserve.
